The Cart Lodge is in the small village of Erpingham not far from the coast. The Lodge has been recently converted, incorporating oak doors and floors and exposed beams to provide a spacious, comfortable property sleeping 4. Erpingham is a quiet but attractive village. The cottage is just 8 miles from Cromer and is also close to many local attractions including Blickling Hall and Felbrigg Hall. There is plenty to do in the area including walking on the nearby Thwaite Common, fishing, cycling and sailing on the Broads.
Ground Floor
Hallway/Utility room: Has a washing machine and a fridge freezer and plenty of room for coats and boots etc.
Shower room: With a WC and handbasin.
Living room: The ground floor is largely open plan. The sitting area has plenty of comfortable seating, a TV with DVD player and a CD/radio.
Kitchen: The spacious kitchen/dining area area looks out over the garden. The high quality, hand made kitchen is equipped with: electric oven, hob and grill, microwave, coffee maker, dishwasher. The dining area has a table to seat 6.
First Floor
Bedroom 1: A double room with a chest of drawers, hanging space and a dressing table.
Bedroom 2: A spacious twin room with 3ft single beds and storage space for clothes.
Bathroom: The family bathroom has a handheld shower over the bath, w.c. and basin.
Outside
The lovely south/southwest facing garden is secluded and enclosed by a hedges and fruit trees. There is a table and chairs where you can enjoy a drink as the sun sets over the fields. For those interested in ornithology, the Owner has spotted 70 different species of bird in the garden over the years.
There is plenty off road parking.
Oil central heating included.
A refundable security deposit is required.

Roughton
The village of Roughton has a village pub which will cook and deliver Thai dishes as well as a sit in or take away chip shop. There is also a 24r hour petrol station with a mini mart. The well known Groveland Farm Shop does what farm shops do and has a good butcher, a hairdresser, a dress shop among its attractions.
The popular seaside town of Cromer is just a 5 minute drive away and the quieter beach at Overstrand is under 10 minutes away. If you fancy a day on the water the Norfolk Broads are just 25 miles. Why not book a Kett Country Cottage in Roughton and hire a boat for the day to see a different side to Norfolk.
