Clarence House in Hempton is a charming, detached family house with a good sized garden and views over fields to the front. It is a perfect base for a family holiday being centrally positioned in North Norfolk and within easy reach of the coast. There are good walks from the house including part of the Sculthorpe Moor nature reserve and The Hawk and Owl Trust. The village of Hempton is on the outskirts of Fakenham and has a very extensive and popular garden centre with coffee shop serving good food. The local pub serves drinks but not food. Fakenham itself has a number of pubs and restaurants as well as local shops and supermarkets. The Fakenham Racecourse is also situated in Hempton and is home to regular National Hunt meetings throughout the year. Pensthorpe Waterfowl Park and The Thursford Collection are just outside of Fakenham too and are certainly worth a visit at any time of the year.

Further afield you can visit Sandringham House, Holkham Hall and other historic National Trust houses such as Blickling and Felbrigg. North Norfolk is famous for its long, white sandy beaches such as those at Holkham, Wells and Brancaster - the setting for pop videos, movies and lots of happy family days out. The wide beaches are washed by safe shallow waters and are perfect for sunbathers, swimmers and those looking for plenty of space to play.

Clarence House is well set up for family use with the addition of a cot and highchair, children’s toys and also play equipment in the garden. Children are welcome to use the slide and trampoline but at the parents risk only. There is a good sized enclosed garden with a large lawn making it a very safe place for children.

Entrance is into a hallway with room for boots and coats. To one side is the spacious and light sitting room. This has a radio,TV with DVD player and video. There is an open fire and plenty of seating. A door leads into the conservatory to the rear of the house. A small study lies to the other side of the hallway and has a wood burning stove and a sofa and could be used as an additional kids room or just a quiet place for you to relax.

The separate dining room has a large table and seats 8 easily with french doors out into the garden. The sunny conservatory overlooks the garden and has doors out to it. There is seating here to just sit and relax in the sun.

The fully fitted kitchen is equipped with a range cooker with gas hob, with extractor over and electric oven, microwave, fridge, freezer and dishwasher. There is a breakfast bar with stools under. A utility room has a washing machine and tumble dryer. There is also a small cloakroom with w.c.

Through the utility room is a ground floor double bedroom with a TV and an en-suite bathroom with a shower over the bath, w.c. and basin.

There are a further 3 bedrooms on the first floor: a double, a twin room, and one room with full sized bunk beds. The family bathroom has a free standing bath with hand held shower, w.c. and basin.

The large enclosed grassed garden is planted with shrubs and trees. There is a paved patio area with garden furniture and a barbeque outside the conservatory. To the front of the house is a gravel drive with parking for up to 3 cars off the quiet road.
