Crow’s Nest is a beautiful, large,modern property built in traditional brick and flint with a coloured render first floor. It has been built with the main living area upstairs to maximise the views across the roofs of Wells to the sea. It is situated in the middle of the seaside town of Wells-next-the-Sea and is just a few minutes walk to the harbour, shops, pubs restaurants and famous beaches with miles of sand and dunes. One of the real plus points with this property is that you really do have beautiful sea views from all upstairs rooms. You can also enjoy the sound proofed home cinema in the basement.
Ground Floor
Entrance: Into a hall way or from the rear into a sun room.
Bedroom 1: A large double with queen size bed, a wardrobe and chest of drawers.
Bedroom 2: Two sets of large bunk beds. Ideal for children but with adequate room for adults. This room has an ensuite shower room with w.c. and basin.
Bathroom 2: A bathroom with a whirlpool bath, freestanding shower, w.c. and basin.
Sun room: A large glased area opens out onto the enclosed, walled garden. A sweeping staircase leads up from here to the first floor.
Basement
Sitting room 1: Stairs lead from the sunroom into the basement where a home cinema has been set up with casual seating.
First Floor
Sitting/Dining room: This large room has windows on all 4 sides. There is a window seat where you can sit and watch the world go by and look across to the harbour and the sea. A feature fireplace has a woodburning stove for cosy winter nights. The large sitting area has plenty of comfortable seating and a TV. There is a radio and i-pod dock. The dining area is at the sea view end.
Mezzanine floor: With a gallery overlooking the sitting room.
Bedroom 3: Up here are twin beds. Watch out - everyone will be fighting for these beds!
Kitchen: A large room with wrap round units a central sink and a small breakfast table. Again enjoy the views while you prepare the meals. The kitchen is equipped with: large gas range cooker, fridge freezer, microwave, dishwasher, washing machine.
Bedroom 4: A double bedroom This one also has great views.
Bathroom 3: A shower room with w.c. and basin shared with this room and the mezzanine twin.
Underfloor heating throughout.
Outside
The small courtyard garden has some interesting planting and a raised rock garden, There is a large covered and sheltered area with seats and a barbeque and is ideal for storing bicycles etc. Loungers are also available for enjoying the sun.
There are 2 free (marked private) designated parking spaces outside the front of the house on the main car park.
Pets are welcome @ £20 each but the owner requests that they are dry and free of sand and mud before being allowed upstairs to the living area.
A returnable security deposit of £200 is payable on this property to cover breakages and damage.

Wells next the Sea
Wells-next-the-Sea is a small but lively seaside town situated between Stiffkey and Holkham and is undoubtedly one of the most attractive towns on the North Norfolk Coast. There is a long sweeping beach bordered by pine woodland where many an old fashioned, picturesque beach hut can be found. A gentle harbour with small fishing boats, children crabbing with lines along the quay, an array of small shops in Staithe Street and The Buttlands, a tree-lined park surrounded by handsome Georgian houses and a selection of quiet pubs and restaurants – The Crown and The Globe – are all situated here. Grab some fish and chips from French’s along the quay if you fancy something quick and simple to eat – many rate these as the best fish and chips in the county!
A beautiful and historic seaside resort, Wells is a great location if you are choosing Norfolk as a place to stay and Kett Country Cottages have a number of holiday cottages in Wells and the surrounding areas, to suit all your needs – however long you chose to holiday in this stunning location.
Wells and the surrounding towns and villages provide opportunities for sightseeing, water sports, golf, and bird watching in this area of outstanding natural beauty. Nearby Cley Marshes Nature Reserve is one of the finest bird watching sites in Britain. Country walks along the coastal paths and Peddars Way also offer plenty of fun for all the family. Why not take a boat trip from Blakeney to see the seals at Scolt Head island, the nature reserve or how about a shopping trip to Holt or Burnham Market or fruit picking at Wiveton Hall? Want to learn how to handle a powerboat or take part in a RYA sailing course with your children? All these things can be organised in Wells. There are also the stunning stately homes of Holkham and Houghton Hall that are easily reached from Wells and are open to the public.
Throughout the year there are fairs and fetes, exhibitions and galleries and the highlight of the year must surely be the annual Wells Carnival Week at the end of July which culminates in a Carnival Day procession around the town featuring floats, fancy-dress and live music, giving the Notting Hill Carnival a real run for its money!
