Elm Tree Cottage is a very cosy traditional Norfolk Cottage in the tiny village of Eastgate near Cawston. The cottage has a wealth of beams and features and provides a very peaceful haven for a couple or small family at any time of the year. There is a pub in the village and Cawston is within walking distance of the cottage along a quiet country road (under 1 mile). Aylsham is a short drive away and the coast is just a 20 minute drive.
Ground Floor
Sitting / Dining room: A cosy room seating 4 on 2 sofas with a beamed ceiling and a woodburning stove in a feature fireplace. Coal is provided. A dining table seats 4. The large flat screen TV has a basic sky package and a DVD player and Wii station.
Kitchen: The kitchen has a small breakfast table and is full equipped and has a large range style electric cooker.
Sunroom: A rear sunroom has a fridge, a freezer and a washing machine.
Cloakroom: A w.c. and hand basin.
First Floor
Bedroom 1: A double room with built in cupboards and wardrobes.
Bedroom 2: A single room.
Bedroom 3: A single room.
Landing: There are drawers for storage on the landing.
Bathroom: A newly fitted bathroom has a bath with hand held shower, a freestanding electric shower, w.c. and handbasin.
Travel cot available.
There is no central heating. The whole cottage is warmed by the woodburning stove with portable electric heaters if required.
Broadband is available.
Outside
There is a very pretty, open front garden with a bench where you can enjoy the sun. The rear garden is enclosed and is accessed from the back of the cottage via the neighbours pathway. There is a summer house, a small lawn and a gravelled area with a barbeque and garden furniture. A shed is available for storing bikes etc.
Parking for 2 cars at the front of the cottage.

Eastgate
The village of Eastgate is under 4 miles south west of the market town of Aylsham and a short drive ( 10 miles ) from Norwich.The Norfolk Broads, where you can hire a boat and spend the day afloat are within easy reach by car as is the beautiful Norfolk coastline. The local pub The Ratcatchers is a short walk away. The neighbouring village of Cawston is just over a quarter mile, an easy walk, with pubs and some interesting shops and a supermarket. Enjoy the tranquility of a quiet rural setting and get away from the bustle of the coast for a while.
