Gamekeepers Lodge is a superbly presented barn conversion set amongst a cluster of beautifully restored 18th century farm buildings. It sleeps 7 but has the capacity to sleep 2 extra people on a sofa bed and a childs pull out bed. The barns are set in 7 acres of ground surrounded by fields, sometimes with grazing sheep and lambs and occasionally cattle. Visitors are welcome to walk around the fields but are asked to be aware when there are animals present.
The property is close to the others which surround a central paved courtyard and has access to a shared heated indoor swimming pool and games room all year round. The games room has a snooker table as well as pool, table tennis and table football.
This stylish property is in the tiny hamlet of Toftrees just outside of the market town of Fakenham, famous for it's racecourse. The town offers shops, pubs and restuarants. The setting is ideal for exploring the area with the coast just 10 miles away.
Gamekeepers lodge is set on the edge of the development and is more private and more luxuruous than the other barns, being off the courtyard. Furnishings and decor throughout is very modern and comfortable providing a large light, relaxing space to chill out.
Entrance is into the large open plan kitchen /dining room. High ceilings, bare brickwork and beams along with a large run of glass windows and doors are a feature throughout this character property. The spacious kitchen has a large dining table to seat 8 and is equipped with:
- A four oven Aga cooker
- Microwave
- Washing machine
- Large fridge-freezer
Off the kitchen are 2 bedrooms; one at each end. One room has a king size bed and an en-suite shower room, w.c. and basin. The other room is a single with a stowaway bed under. This room also has an en-suite shower room with w.c. and basin, which is also accessible from the kitchen. The sitting room is very light and sunny with a glass wall and doors opening onto a private terrace. There is plenty of comfortable seating in the sitting room, a large flat screen TV, DVD and Video.
An feature staircase leads to a very modern designed gallery reminiscent of a yacht deck and overlooking the sitting room. On the landing is a double sofa bed for an extra guest. Decorative screening provides privacy if required.
Off the landing are two more bedrooms with attractive beamed ceilings. There is a twin room and a double with en ensuite bathroom, with a hand held shower over the bath, w.c. and basin. A shared bathroom on this floor has a hand held shower over the bath, w.c. and basin.
A washing machine and dryer are also available for use in the games room along with a chest freezer.

Heating is by electric storage radiators and the Aga.
