The property has been completely renovated offering comfortable and spacious accomodation for a family or a group of friends at any time of the year. Set in extensive grounds weel away from any roads with a small lake where you can fly fish or take a small boat for a row, the property and grounds have the feel of a mini country estate with quality furnishings and fittings throughout and beautiful views across parkland from almost every room. The four good sized bedrooms each have their own ensuite bathrooms.

All Ground Floor
Kitchen/Dining room: Entrance is into the heart of the house, large kitchen with an oil fired AGA. (Please note that the AGA will be turned off from June until September.) Cooking is by Aga and an integral electric oven and separate hob and a microwave. A dishwasher and a large Fridge/Freezer are included. Two tables in the kitchen will accommodate a large or a small group.
Sitting Room: The first thing that hits you as you walk in is the large picture window with views to the lake and trees, a haven for wildlife. The second is the large fireplace where you can have a really good log fire. There are plenty of comfortable seats and a TV with a DVD player.
Bedroom 1: A twin room with hanging space.
Bathroom 1: With hand held shower over the bath, a w.c. and hand basin.
Utility Room: A useful boot room with a washing machine and a Belling warming oven.
Bedroom 2: A double bed and ensuite shower room.
Bathroom 2: The ensuite shower room has access off the corridor for family use.
Bedroom 3: A twin room with wardrobe and ensuite bathroom.
Bathroom 3: An ensuite bathroom with hand held shower, w.c. and hand basin.
Bedroom 4: The large master bedroom with views across the grounds has a king size bed, drawers and hanging space. French doors open onto the terrace. Ensuite bathroom.

Outside
The paved and walled courtyyard has parking for 2 cars and there is extra parking outside the wall. A stable across the yard has a store of logs for the fire, a barbeque and a selection of childrens toys which guests are welcome to use. There is also plenty of space to store bicycles.
To the front of the house is a small terrace and lawns with shrubbery. Beyond is the parkland with grass and mature trees leading down to the lake. Private fly fishing available. A small rowing boat is available for guest use. Although not deep, care must be taken on the lake and use is at guests' own risk. Loads of space for adults to enjoy and for children an almost inexhaustible expanse to play in.

Congham
Congham is a small village just 10 minutes from King's Lynn with its busy town centre, port and twice-weekly markets. The town is also home to the King's Lynn Festival and Eastern Open Art Exhibition. Congham's quiet location is perfect for a relaxing break at any time. Although tiny, the village once had 3 churches; only St Andrew's is still standing; two of Nelson's family were former Rectors here. The Congham Oil Mill, now known as Congham Lodge, stood on the river and was built for the use of processing whales transported from King's Lynn docks. The local pub, The Anvil is located in St Andrews Lane. Congham Hall famous for its acres of Parkland and beautiful gardens including the herb gardens; it is famous for fine dining, lunch or evening. Sandringham House and Gardens are just 3 miles away and Houghton Hall, built by England's first Prime Minister, Robert Walpole, is 7 miles away. The beautiful beaches of the West Norfolk coast are just over a 10 minute drive away. The Nature Reserve at Roydon Common is only a short walk away, an ancient heathland and haven for wild life, but Congham is most famous for the World Champion Snail Race held annually on the 3rd Saturday of July at the village fete!
