North Norfolk has a wealth of variety for those wishing to enjoy all that a holiday on the coast can offer.  The main coastal towns of Wells-next-the-Sea, Blakeney and Holt are all close by from where you can sail, birdwatch, swim, take boat trips, play golf, ride horses or just relax on the beaches.  Villages including Burnham Market, Brancaster, Holkham, Salthouse, Cley and Morston allow you to experience the award winning restaurants, country pubs, galleries and the many farm shops selling local and seasonal produce.  Inland there are a number of stately homes including Houghton Hall, Blickling Hall and Holkham. 

Holly Tree Cottage is a semi detached Victorian Cottage set on the edge of the village of Langham. It is ideally situated for the coast and the rest of North Norfolk. The village has a very popular pub serving food and is just over 2 miles to both the coast at Blakeney, with shops, pubs restaurants and also to Binham, also with shops and a pub and the historic Priory much used for concerts and events. Langham also has a very popular street Fayre each year in August.

This charming family home has a sunny aspect and uninterrupted views across the fields to the front. Entrance is into a small hallway with stairs leading off and space for hanging coats. The sitting room faces to the front and has an open fire for burning coal and logs. There is plenty of comfortable seating , a TV with DVD and video. The separate dining room easily seat 8 and has a radio and music system. The small kitchen still retains the original bread oven in the wall. It has an electric cooker and a dishwasher. A sliding door to the larder at the end of the kitchen houses a fridge and fridge freezer and microwave.  Off the hall way from the dining room is a small utility room with a washing machine and a tumble dryer. There is a shower room with freestanding shower, a w.c. and basin and a comfortable, sunny ground floor twin bedroom.

3 more bedroom are on the first floor. The large double room has an en-suite bathroom (no shower). The other rooms have  twin beds. Entrance is into the first room with 2 beds and then access at the end of the room to 2 more beds. Although there is a door between, access to the second room is through the first. The shared bathroom has a bath with a shower over, a w.c. and basin.

Outside there is a gravelled drive to the front with parking for 3/4 cars off road. To the rear is an enclosed, private garden with garden furniture and a barbeque.
