Home Farm House is a detached period property set deep in the countryside in the small village of Suffield Common. The house has been completely renovated to provide a beautiful family home. Attention to detail is evident in every room with quality furnishings and fittings throughout. There are 5 bedroom and 3 shower rooms ( 2 en-suite ) plus a family bathroom, with high quality contemporary fittings in each. Flooring throughout is either limestone flags or oak boarding. The house would make an ideal holiday for a large family get-together at any time of the year. The village of Banningham is 2 miles away, The Crown is a popular pub serving good food. Nearest towns are Aylsham - 5 miles or North Walsham 3.5 miles away. It is less than a 10 minute drive to the coast at Cromer, Walcott or Mundesley just 14 miles to The Norfolk Broads at Wroxham and 17 miles to Norwich. The country lanes are perfect for cycling, a previous owner of Home Farm House established the, ‘Quiet Lanes’ initiative in North Norfolk copied elsewhere in the UK.
Ground Floor
Boot Room: Side stable door entrance is into a boot room with a butlers sink.There is plenty of room to hang coats and leave boots and shoes.
Kitchen/ Dining room: A very large room with limestone flooring and windows looking out to the rear garden and 2 electric skylights for a summer breeze. The dining table seats up to 10 people. The fitted kitchen has a central island with sink and stools, granite worktops, an electric induction hob with extractor, an integral double electric oven, microwave, dishwasher, drinks fridge and side by side fridge freezer.
Utility Room: A large room with a sink houses a washing machine, tumble dryer, water softner and oil fired central heating boiler.
Cloakroom: With a w.c. and hand basin.
Study: With a stable door access to the courtyard, a sofa, desk, TV - no aerial, so only for use with DVD and a woodburning stove.
Hallway: Entrance from the front of the house is into a large hallway with stone flooring, comfy sofas and a large inglenook fireplace.
Sitting Room: A well presented room with stone floors and colourful rugs. Glazed doors open onto the hallway and the dining area. There are comfy sofas, a plasma TV with DVD player and a woodburning stove.
First Floor
Bedroom 1: A large room double aspect with a double bed, bedside tables, dressing table, wardrobe and a chest of drawers. This room has an ensuite shower room with w.c. and hand basin with demisting mirror.
Bedroom 2: A room with double bed, bedside tables, wardrobe and an ensuite shower room with w.c. and handbasin.
Bedroom 3: A room with a single bed and a truckle bed underneath which extends to 2 singles with bedside table and wardrobe.
Bathroom 3: A beautiful family bathroom with a feature freestanding bath which has a hand held shower attachment, a w.c. and a hand basin with demisting mirror.

Bedroom 4: A large twin room with doube aspect dormer windows, large gable end window, cupboard, wardrobe and desk.
Bedroom 5: A spacious bedroom with a king size bed, dressing area, 2 built in cupboards, 2 chests of drawers and bedside tables. Triple aspect with 2 dormer windows and 2 large gable end windows. ( Please be aware that these window sills are very low and care should be taken with young children).
Shower Room: A large shower enclosure, a w.c. and handbasin with demisting mirror and heated towel rail.
Outside
The house is set back from Brick Kiln Lane, a quiet road with no ‘through traffic’ and stands in an acre of mature gardens. To the front is a large lawn with a small pond, (though not deep may be a hazard to young children).There is a driveway and a gravelled area at the front of the house which will provide parking for at least 5 cars.The rear lawn has a swing and a ‘Wendy house’ which guests are welcome to use but they are not cleaned by the house keepers. A ‘shower’ for cleaning dirty boots and bikes is situated here. In between there is a courtyard with garden furniture, single hammock and a barbeque. The lawns are bordered by a small stream (which again may be a hazard to young children). Beyond the stream there is an additional acre of paddock which is not for use by guests. Beyond the property on two sides are 5 acres of meadow and gardens, bequeathed by a previous owner, which may be used by our guests.
A returnable security deposit of £500 is payable on this property.

Suffield Common
The tiny village of Suffield Common is set in the \'Bermuda Triangle\' of North Norfolk. The real charm is it's remoteness amongst farmland and winding roads and is ideal for cycling and walking with many rural footpaths and quiet lanes in close proximity. The Medieval church of St Margaret is also remote and features a very beautiful rood screen. If you looking for a \'Local\' the closest is the C17th Crown in Banningham just 2 miles away serving home cooked food daily. The country roads here are perfect for bike riding and if you fancy a day out on the Norfolk Broads, Wroxham is just 14 miles away. If you wish to head for the coast there are a choice of beaches within a 10 minute drive. Try Cromer, Walcott and Mundesley. The nearest towns are North Walsham 3.5 miles and Alysham 5 miles away. For the city life, great shopping, eating and theatre, Norwich is only 17 miles away.
