Clematis Cottage has consistently been granted Tourist Board 4 star rating status over tthe last few years. The property is a very well presented traditional brick and flint cottage in the quiet village of Kettlestone. The cosy accommodation is fully modernised and well appointed with good decor and furnishings. The cottage is in the heart of the North Norfolk countryside, only 15 minutes from the coast and beaches, and close to the market town of Fakenham and to Holt. The area has always had a reputation as a rural retreat. Clematis Cottage offers an ideal base for a family with children, away from traffic and with plenty of space for parking and play.
The garden is now enclosed although the current photos show it as it was and these will be replaced shortly.

Ground Floor
Sitting room: A bright and comfortable sitting room with an open fireplace, a TV, DVD and radio.
Dining room: A good sized room with oak table and chairs to seat 8.
Kitchen: A good sized fitted and very well equipped kitchen/breakfast room with: dishwasher, electric cooker, fridge with freezer section, microwave. The larder has an extra fridge and a freezer.
Utility room: Houses a sink, washing machine and tumble dryer. There is also a useful extra w/c and basin.
BROADBAND NOW AVAILABLE
First Floor
Stairs: A large landing area with a day bed.
Bedroom 1: A large twin room with a cot.
Bedroom 2: A large twin room.
Bedroom 3: A Double bedroom with built in cupboard. There is a travel cot stored here if required.
Bathroom: The family bathroom has a bath with shower over, a w.c. and handbasin.
Bath towels included.
Outside
The large rear garden is private and enclosed with garden furniture. You may store cycles, surf boards etc in the open barn, also to the rear. Parking is off road to the side of the house.
Cots are available - please enquire when booking. There is permanently a cot in the main twin room and on the landing there is a day bed.
Oil central heating included.

Kettlestone
