Holly Tree Cottage is a semi detached Victorian Cottage set on the edge of the village of Langham. This charming family home has a sunny aspect and uninterrupted views across the fields to the front. It is ideally situated for the coast and the rest of North Norfolk. The village has a very popular pub serving food and is just over 2 miles to both the coast at Blakeney, with shops, pubs restaurants and also to Binham, also with shops and a pub and the historic Priory much used for concerts and events. Langham also has a very popular Street Fayre each year in August.
Ground Floor
Sitting room: Has an open fire for burning coal and logs. There is plenty of comfortable seating and a TV with DVD and video.
Dining room: Easily seats 8, has a large dresser and a radio and music system.
Kitchen: The small kitchen still retains the original bread oven in the wall. It is equipped with: electric cooker, dishwasher. A sliding door to the larder at the end of the kitchen houses a fridge and fridge freezer and microwave. There is also an iron and ironing board.
Utility room: With a washing machine and a tumble dryer.
Shower room: With freestanding shower, a w.c. and basin.
Bedroom 1: A comfortable, sunny ground floor twin bedroom.
First Floor
Bedroom 2: A large double room with an en-suite bathroom (no shower) w.c. and basin.
Bedroom 3: Twin room.
Bedroom 4: Twin room.
Entrance is into the first room with 2 beds and then access at the end of the room to 2 more beds. Although there is a door between, access to the second room is through the first.
Bathroom: The shared bathroom has a bath with a shower over, a w.c. and basin.
Outside
A gravelled drive to the front with parking for 3 to 4 cars off-road. To the rear is an enclosed, private garden with garden furniture and a barbeque.
Oil central heating included.
2 Pets at £10 each.
