Pipistrelle is a small Grade II listed barn conversion in the village of Roughton. The barn adjoins the owners home and was formerly part of the Felbrigg Estate. The property has been finished and furnished to a high standard to present a luxurious little haven in quiet countryside. Built with a high regard for the environment, it has a rain -recovery system which is used to flush the toilets and the underfloor heating is fuelled by a biomass boiler using woodchips.
A sofa bed is available for an extra guest.
A 24 hour garage with a mini-mart, sit-in or takeaway chip shop and pub all within walking distance.
All Ground Floor:
The accommodation is all on the ground floor and doorways are wide enough to take a wheelchair if required.
Living Area: The main living room is open plan with beams and has a tiled floor with underfloor heating. Entrance is into the dining area with a table to seat 4. The kitchen is very well equipped with an integral double electric oven and a Calor gas hob with extractor over. There is a dishwasher and a microwave oven. Guests are able to use the washing machine and tumble dryer, housed in an outhouse across the courtyard. The sitting area has two comfy sofas and a large TV with Free Sat and a DVD player. Guests have the use of an ethernet cable for broadband access and BBC i player. A 3/4 sofa bed is available for an extra guest.
Bedroom: A good sized room with a luxurious king size bed, wardrobe and drawers.
Bathroom: A bath with shower over as well as a large freestanding power shower tower.
Outside
There is an area outside the door of the barn with garden furniture which is a real suntrap. Off road parking is available for 2 cars.
Guests are welcome to walk or sit in the owners extensive enclosed gardens with mature trees a wildlife pond and over field views.
Up to 2 dogs are welcome @ £10 each, restricted to the living area only when indoors.

Roughton
The village of Roughton has a village pub which will cook and deliver Thai dishes as well as a sit in or take away chip shop. There is also a 24r hour petrol station with a mini mart. The well known Groveland Farm Shop does what farm shops do and has a good butcher, a hairdresser, a dress shop among its attractions.
The popular seaside town of Cromer is just a 5 minute drive away and the quieter beach at Overstrand is under 10 minutes away. If you fancy a day on the water the Norfolk Broads are just 25 miles. Why not book a Kett Country Cottage in Roughton and hire a boat for the day to see a different side to Norfolk.
