Sycamore Farm is a very traditional Norfolk property with brick and flint walls but has been renovated to give it a modern feel without losing its traditional roots. It overlooks the 32 acre Hanworth Common, one of the largest village commons in the country which during the summer months is grazed by various interesting breeds of cattle. The Weavers Way passes through the village and leads all the way to Cromer and south to Norwich. Hanworth is just 10 minutes from the North Norfolk coast. There is also a beach hut available on Cromer beach which you can use during your stay for an additional £30 - very useful for shade on hot sunny days, or for making a cup of tea if it's colder! If you are interested in stately homes, Blickling and Felbrigg Halls are both very close and for boat trips, fishing and sailing the Norfolk Broads are just 20 minutes away.
Ground Floor
Entrance Hall: With space for shoes and boots.
Kitchen: The large kitchen breakfast room has an extending dining table to seat 6-10. The kitchen is very well equipped with: 2 oven Aga, microwave, fridge freezer, dishwasher, digital TV.
Utility: The utility room situated next to the kitchen has a washing machine and fridge with ice box.
W.C: with hand basin.
Childrens room: With digital TV and DVD , a selection of toys, books, DVDs and a 3 seater sofa and armchair. French doors lead out onto the terrace and garden.
Dining Room: At the front of the house is a large dining room with a table to seat 12.
Sitting Room: The room looks out into the front garden and has plenty of seating and a 32" digital TV and DVD player.
First Floor
Stairs: At the bottom of which is a door to keep dogs and children secure and with a stair gate at the top.
Bedroom 1: Main double bedroom with a Queen sized bed, a TV with freeview and lovely views out over the common and benefits from the sun for most of the morning.
Bedroom 2: Spacious double bedroom with a TV and views out over the back garden.
Bedroom 3: Bunk bedroom.
Bedroom 4: Twin bedroom.
Bedroom 5: Twin Bedroom.
The rooms have plenty of hanging and drawer space.
Bathroom 1: Bath with shower over, W.C. and basin.
Bathroom 2: Bath with shower over, W.C and basin.
Outside
The front garden has access onto the common and is enclosed to the road. Benches and a table and chairs outside the kitchen catch the sun all afternoon and into the evening. At the back, the house has a lovely 2 acre grassed area with a rope swing, children's playhouse and 12ft trampoline.
2 Dogs welcome £10 each - downstairs only.
A fully refundable security deposit is required.
Beach Hut £30 per rental period.
