Waterside Barn is a recent conversion completed to a very high specification. It offers a superb, light and airy family home from home set right in the heart of the Norfolk country side but only 10 minutes from the coast. The barn is set in over an acre of ground with a wildflower meadow, a large natural pond and mature trees. The village of Binham is nearby with a local shop and newsagent, petrol pumps, a good butcher, and a pub serving food. Just a little further in the other direction is the pilgrim centre of Little Walsingham with shops, pubs, restaurants and of course its famous shrines. Just before Little Walsingham is Great Walsingham which has a Post Office and a barn complex housing interesting shops and a gallery.

Ground Floor

The Barn is a vast open plan living space with the advantage of under-floor heating over wood and stone tiles. Wifi included.
Sitting Area: This has a wall of windows making it very light, with large sofas and a feature fireplace with cosy wood-burning stove. Large flat screen freeview TV also has a DVD player and an ipod docking station.
Dining Area: Seating for 8 around a solid wood table. French door opens onto the paved terrace which overlooks the pond.
Kitchen: Cleverly fitted around the corner to hide it from the sitting area. It is compact but complete in every way with: gas range cooker, electric oven with an extractor hood, integral dishwasher, washer/dryer, fridge and a freezer, microwave.
Bedroom 1: Large double room on the ground floor with a beautifully fitted en-suite shower room.
Bedroom 2: Twin bedroom with chest drawers.
Bathroom: Bath with shower over, W.C. and basin.

First Floor

Galleried Seating Area: acessed via an open staircase, with sofas, stereo, and small desk with broadband connection.
Bedroom 2: Separate double bedroom in the eaves of the barn.

Outside

There is a paved area for children to play close to the house, this extends to a gravelled area which can park 2+ cars. There is a pond with a small decked area and a seat to enjoy a tranquil moment or two watching the wildlife. Obvious care must be taken with children.There is another paved area to the side with garden furniture. To the rear of the property is a large meadow which has been planted with wild flowers to encourage butterflies and other wild life. This is mown in the autumn.

A security deposit of £200 is payable on this property.

Binham

This beautiful historic little village is well situated within gently rolling countryside above the valley of the river Stiffkey. Binham is just 2 ½ miles from the North Norfolk coast and 9 miles from the market town of Fakenham.

Holiday cottages in Binham range in sizes and some have features such as open fires and internet access. Kett Country Cottages have a range of holiday cottages in North Norfolk ranging in size and stye with something to suit every taste and budget. In the village you will find the ruins of a Benedictine Priory founded in 1091 which has a magnificent surviving west front with an Early English arch – a rarity in East Anglia.

There is a very unusual (but very ‘Norfolk’) shop at the garage in Binham (with one petrol pump), with it’s unusually juxtaposed but useful stock – from organic porridge oats to waders and gun cartridges! There is also a good butchers with a small selection of fruit and veg and opposite is the Chequers Inn with it’s own micro-brewery.
