If you are interested in allowing us to look after your property it would be for you to determine which services may or may not be useful. We feel that using the services of Kett Country Cottages may go some way to ensuring that your second home is more of an asset than a burden.

Letting Services

We would suggest you use our full booking service for which we will:
- prepare a detailed description including digital photographs
- advertise and market the property
- administer the booking process
- receive deposits and confirm bookings
- receive final balances
- co-ordinate change over

Management Services

In addition to managing the bookings we offer various management services through an affiliated company Kett Home Services so that you can relax while your house is being rented.

a. Cleaning

We can provide cleaners to be available for change over days, spring cleans and out of season cleans.

b. Laundry

We operate a full laundry service for bed linen, bath and kitchen towels.

c. Key Holding

This service ensures keys are safely handed to incoming tenants and collected at the end of the rental period. It also ensures that a spare set of keys are held nearby in case of loss or emergency.

d. Monthly Retainer

For your peace of mind KHS offer a retained service in which we will hold keys and conduct fortnightly property surveys during which we will check the security of the building, inspect for damage (some household insurers will reduce premiums if the property is checked regularly), and we will make ourselves available to be contacted in an emergency. If as a result of our surveys we identify a problem, then having sought your authority, we will contact local tradesmen, organise quotes, meet deliveries or indeed almost anything that you might require from us.

e. Spring Clean

A top to bottom rejuvenation of your house carried out by our experienced contractors. Special attention will be paid to windows, window and door frames, and skirting boards.

f. Garden - Spring Tidy

We would recommend at least a basic tidy up so as to present a pleasant outlook for your tenants.

g. Regular Maintenance

Our regular maintenance services are provided to help those property owners who do not live locally or who find managing day to day tasks a poor use of their time.

Tenant Services

In addition to the services we provide to property owners we also offer a number of services to holidaymakers in the hope that if we improve the quality of their stay they are more likely to return another year. These fall in to two categories: 'Welcome Packs' paid for by owners and 'Holiday Options' paid for by holidaymakers.

1- Welcome Packs

Whilst owners may choose not to provide the Welcome Packs it has been our experience that they have significantly increased the number of repeat bookings.

a. Fruit and Flowers

A simple basket of fruit and small arrangement of flowers are provided for tenants on their arrival.

b. Welcome Basic Essentials

Basic household essentials including adequate loo rolls, soap, washing up liquid, detergents etc are left in the house.

c. Local Guide

We would compile a brief guide to the village and the surrounding area showing local attractions, services, restaurants, maps etc.

2- Holiday Options

Our full program is still being compiled but the services we will be offering include: Bicycle Hire, Bird Watching Trips, Boat Trips, Car Hire, Fishing, Food Packs, Golf, Picnic Packs, Restaurant Bookings, In-house catering, Sailing and Taxis.
