Grooms Cottage is a charming single storey property built of traditional carr stone and brick set in its own extensive grounds, which include a well stocked fishing lake. The property offers comfortable and spacious accommodation, with the added advantage of a bathroom for each bedroom (you may want to arrive early to ensure you bag the palatial main bedroom too!). The grounds and cottage together have a feel of a mini country estate complete with beautiful views across the parkland from almost every room. Set well away from any roads, this is a perfect place for children and dogs to explore, and also for those who have had to sacrifice fishing for family - here you can have both as exclusive trout fishing on the lake (plus use of rowing boat) is included in the let.

Availability, Reviews and Special Offers
We have stayed at Grooms Cottage again, 29th September to 6th October. This is such a lovely property, stylish and homely and also well equipped. We stayed here as this property is ’dog frendly’, critical for us and our friends who stay and bring their dog. The setting is lovely, with expansive working farm grounds to wonder around, and local walking tracks including Congham forest. The wildlife is abundant with various birds flocking, pheasants and grouse roaming (and running when the dog sees them!) plus rabbits and indeed a hare were a delight. We heard but did not see the owl. The lake in the grounds and its wildlife are also an early morning delight to walk around. We recommend this property!
Had the best New Year ever in the best cottage ever. Felt like home from home with plenty of everything we needed with lots of extra touches too. Very cosy and wonderfully equipped with everything we needed. Thank you we had a brilliant time. Loved the open fire. Will definitely come back.
Large roomy house with comfortable beds, plenty of hot water and beautiful outlook. The lake and rowing boat were the highlight for our girls.
A restful delightful place to stay. Very comfortable and well appointed. Good walks all round and also a good place to sit and watch the swallows skimming over the lawn. Good fishing.
Our second year at Grooms Cottage receiving a very warm welcome from the owners. Although the weather was disappointing we still thoroughly enjoyed ourselves.

Cottage Details and Floorplans
All Ground Floor
Kitchen/Dining room: Entrance is into the heart of the house, large kitchen with an oil fired AGA. (Please note that the AGA will be turned off from June until September.) Cooking is by Aga and an integral electric oven and separate hob and a microwave. A dishwasher and a large Fridge/Freezer are included. Two tables in the kitchen will accommodate either large or a small groups dining together.
Sitting Room: The first thing that hits you as you walk in is the large picture window with views to the lake and trees, a haven for wildlife. The second is the large fireplace where you can have a really good log fire. There are plenty of comfortable seats and a TV with a DVD player.
Bedroom 1: A twin room with hanging space.
Bathroom 1: With bath, w.c. and hand basin.
Utility Room: A useful boot room with a washing machine and a Belling warming oven.
Bedroom 2: A double bed and ensuite shower room.
Bathroom 2: The ensuite shower room has access off the corridor for family use.
Bedroom 3: A twin room with wardrobe and ensuite bathroom.
Bathroom 3: An ensuite bathroom with hand held shower, w.c. and hand basin.
Bedroom 4: The large master bedroom with views across the grounds has a king size bed, drawers and hanging space. French doors open onto the terrace. Ensuite bathroom.
Bathroom 4: The ensuite bathroom has hand held shower over a bath, w.c. and handbasin.
Oil central heating included and Wi-Fi.
The paved and walled courtyard is a real sun trap and has parking for 2 cars and there is extra parking outside the wall. A stable across the yard has a store of logs for the fire, a barbeque and a selection of childrens toys which guests are welcome to use. There is also plenty of space to store bicycles.
To the front of the house is a small terrace and lawns with shrubbery. Beyond is extensive parkland with grass and mature trees leading down to the lake. Private fly fishing available. A small rowing boat is available for guest use. Although not deep, care must be taken on the lake and use is at guests' own risk. Loads of space for adults to enjoy and for children an almost inexhaustible expanse to play in.
