The bedrooms are on the ground floor, with the master bedroom offering direct access out to the enclosed courtyard garden. A second outside seating space can be found upstairs on the first floor, in the form of a balcony which extends out from the lounge area, offering an ideal spot for relaxing over sundowners in the evenings, watching the boats float past.

Set on the River Ant, the waterside village of Sutton enjoys a scenic location on the edge of the picturesque Norfolk Broads. Within just a few hundred metres of the property the village boatyard offers day hire of canoes and small powered craft, a popular activity in the area not to be missed by visitors.

Beaches, nature reserves, tranquil waterways, and historic towns and villages, this part of North Norfolk has all of this and more on offer to visitors. Visit Norwich just 16 miles away, or head 5.5 miles east to the beaches of the Horsey Gap where resident seals can be seen during the winter months.

Excellent views from upstairs and downstairs. Daily visits from a wren to the bedroom garden. Ideal relaxed away from it all. Waitrose in North Walsham was worth the extra drive for supplies. Very comfortable and cosy with no hassle.

A beautiful, stylish, well equipped holiday home, located in a peaceful boatyard, about 6 miles from Wroxham. A perfect location to explore The Broads from. The house was spotless, with all the home comforts you could possibly need. Julie, the owner was incredibly friendly and helpful and we were provided with milk and a lovely bottle of wine on arRead morerival. I can honestly say that Julie has thought of everything you could possibly need! We will definitely be returning next time we visit Norfolk. Hide

This upside down house was a very nice property and it was like a home from home. It was open and welcoming. Would consider visiting again for a short break.
