A wonderfully spacious single-level property accommodating up to eight guests, set in a secluded location within expansive parkland with access to a private trout fishing lake in rural West Norfolk.

Grooms Cottage is a charming single-storey property built of traditional carr stone and brick, set in its own extensive grounds. The property offers comfortable, spacious accommodation; four bedrooms, each with their own bathroom, makes it perfect for groups or large families. And because it's set well away from any roads, it's great for letting children and dogs explore. Together the grounds and cottage have a feel of a mini country estate, complete with beautiful views across the parkland from almost every room.


Keen fishers will be thrilled to learn of the well-stocked fishing lake on site. Enjoy trout fishing or use the rowing boat for a morning by the water without leaving the property grounds.


The cottage lies close to Norfolk's coast - a designated Area of Outstanding Natural Beauty. Explore the miles of wide, sandy beaches; head to Heacham (12 miles) or Hunstanton (14 miles) and enjoy a picnic or paddle in the North Sea. There's a host of historic houses to discover too, from Sandringham Estate (4.6 miles) to Holkham Hall (21 miles). Here you're also in the birdwatching capital of Britain, so pack your binoculars!


Dogs are charged at £20 each per full or part week.

You must come and stay in the cottage, really beautifully decorated and in the middle of a lot of amazing land. The fire was incredible to come back to. Large spacious rooms with lots of bath rooms and parking. We would love to come back given the chance.

The cottage was wonderfully spacious, in lovely surroundings so peaceful a wonderful place to get away from the hustle and bustle of everyday life somewhere to just sit and relax and watch the wildlife run about the grounds.

We have had a wonderful time in a beautiful and incredibly well equipped cottage and thoroughly appreciate the immense care and trouble that had been taken in providing such fabulous Christmas decorations. It looked lovely and very welcoming!

We have stayed at Grooms Cottage again, 29th September to 6th October. This is such a lovely property, stylish and homely and also well equipped. We stayed here as this property is dog frendly, critical for us and our friends who stay and bring their dog. The setting is lovely, with expansive working farm grounds to wonder around, and local walkingRead more tracks including Congham forest. The wildlife is abundant with various birds flocking, pheasants and grouse roaming (and running when the dog sees them!) plus rabbits and indeed a hare were a delight. We heard but did not see the owl. The lake in the grounds and its wildlife are also an early morning delight to walk around. We recommend this property! Hide
