This wonderful property with its very own private hot tub offers a small family or group of friends the ideal holiday home and is perfectly located to enjoy both coast and countryside

Situated in the grounds of Manor Estate and within a peaceful village location with its very own pub come restaurant, this property is also just a short drive away away from the hugely popular traditional seaside town of Cromer, with an array of shops, pubs, cafes and bars. The wide-open beaches and traditional pier are well worth a visit and are perfect for swimmers, surfers and sandcastle makers alike. Other nearby attractions include Holkham Hall, Amazona Zoo, RSPB Titchwell Marsh Nature Reserve, as well as the National Trust sites of Felbrigg and Blickling Hall. Keen golfers will be in their element with two courses, Sheringham Golf Club and Royal Cromer Golf course both within easy reach.

Guests enter this single storey property and arrive in the open-plan lounge/kitchen/diner. The kitchen area is well- equipped with an electric oven and hob, microwave, coffee machine and fridge/freezer. There is a dishwasher to do the dirty work along with a washing machine and tumble dryer. The lounge has a sofa and two arm chairs to sit back and relax in whilst listening your favourite music on the Bang & Olufsen sound system. On a cooler evening, light the wood burner and snuggle up to watch a movie on the Smart TV. Should guests wish to dine in there is a dining table and seating for up to four guests, perfect for all to eat together whilst planning the next days adventures. For a good nights rest there are two double bedrooms, both boasting real home from home comforts and each having an en-suite bathroom with shower over bath and WC.

Heading outside there is a secluded garden and patio area which includes your very own private hot tub providing the perfect place to gaze at the stars whilst relaxing those achy muscles. For lovers of al fresco dining then why not make use of the BBQ and the table and chairs which will comfortably seat up to four guests. There is private off-road parking for up to two vehicles.

Dogs are charged at £20 each per full or part week.

Fantastic cottage in a beautiful part of North Norfolk. The cottage was very clean on arrival and the owners had left a lovely welcome pack, which was appreciated after a long drive! Just returned from a great holiday. The cottage was lovely. It had everything we needed for a weeks holiday. The hot tub and bbq were a great addition. It is near a main road but this really does not make a difference as it has ample of car parking spaces and a lovely enclosed garden. It's a good location to explore the coastline by car. Lovely cottage beautifully decorated. We stayed in Grooms Cottage as two couples and the lay out worked really well, the cottage is well equipped with high quality items, the patio and hot tub area are secluded and the cottage is perfectly positioned for great days out.

Really lovely cottage and fully equipped with everything you need for a staycation. Lovely comfy beds and space, we brought our golden retriever and he had plenty of space with two couples. We didnt have the best weather but still had an great stay and did lots of things. Would definitely recommend.

Lovely cottage in a great location just outside of Cromer. Lots of beaches and amenities within a short drive. The hot tub and BBQ were a nice bonus for the evenings and the garden is well kept and perfect for containing dogs/ small children. The cottage itself is finished to a very high standard with everything you need during a break away. Would Read moredefinitely recommend it to others and hope to come back to the area in the future. We had an amazing stay at Grooms Cottage and will definitely be back! It was perfect for a nice break away, close to the coast & countryside walks. Beautiful, spacious, well-equipped and beautifully furnished cottage with very comfortable beds, Grooms Cottage is like a home from home, yet you are surrounded by amazing beaches. Little piece of heaven on a beautiful piece of the British east coast. Extra touches of welcome basket etc took it to an even higher level of spoiltness! Recommendations for eating out were 5 star, didnt want to leave! 7 days/nights of total relaxation

Had a really nice stay at the cottage, was very comfortable. Hot tub was good, garden was well kept and enclosed, so great for dogs. Owners were nice and friendly.

We found the Grooms Cottage to be very well appointed and including some really nice touches to make the place feel like home from home. The welcome basket included some really nice items to kick start our family holiday off in style - these nice touches made a real difference. Would highly recommend!
