A charming flint cottage offering a family or friends the perfect holiday home, enjoying an enviable location in the village of Warham and located less than 2 miles from Wells-next-the-Sea.

This delightful property is situated in Warham, a pretty village located close to Norfolk’s picturesque North Coast. The characterful village pub is just a short stroll away, the perfect place to pop in for a refreshing drink, or to try out the food menu, including signature home-baked pies. For a range of shops and more places to eat, head to neighbouring Wells-next-the-Sea, a great place to join one of the boat trips which depart from the town’s harbour. The beach is situated just outside the town and boasts a wonderful stretch of fine golden sand, pine trees and beach huts.

Guests entering this charming cottage arrive in the hallway which features its very own grandfather clock. The kitchen/diner is the first room to the left, the kitchen area is equipped with an electric oven and hob, microwave and fridge with ice compartment. The dining area has a large table with enough seating for five guests, providing a perfect place for breakfast, lunch and dinner. Further along is the lounge which boasts comfortable seating, along with a cosy wood burner set within the original fireplace, perfect to relax in front of on those chillier nights. After a busy day exploring, catch up with your favourite programme on the TV or relax with a good book and listen to background music from the radio. For added convenience there is also a separate WC. Making your way up the stairs you'll find the three bedrooms, a single and two doubles. Completing this floor is the family bathroom which has a shower over bath and WC.

Heading outside via the back door is the perfect sized garden offering a peaceful place for you to unwind and soak up the sun. There is enough seating for all on the patio including a bench and table and chairs.

There is parking for 2 cars at the front of the property and wooden gates but please be advised this a shared courtyard with the next door cottage. 

Dogs are charged at £20 each per full or part week.

Cosy cottage, excellent location. Local pub (The Three Horseshoes) highly recommended, great food and friendly service. Would definitely book again.

Cottage is cozy if a little compact, we had a lovely time taking my mum and dogs so was adequate for three adults, any more would start to become uncomfortable. Garden is enclosed with a side wall and side gate approx 4ft high although the hedge at the bottom of the garden could be escapable if your dogs are overly inquisitive, Oct2020. 3 HorseshoeRead mores Pub is warm and welcoming, good food and very dog friendly. Delightfully situated but small cottage. Not large enough for five people plus dog, but fine for 2-3. Numerous items of paraphernalia occupy the already limited storage space. Internet is only reliable in the early morning and late evening. No drying area for wet clothes after walking. Excellent pub very close by in this lovely village.

A lovely modern cottage with interesting wall hangings and paintings of local places. Convenient for coastal walks. Good pub nearby in the village,. Co op nearby in Wells ,good. Beds comfortable with good linen sheets, duvets etc. Parking for 3 small cars in front of house. Sunny garden facing south.

The cottage is in an ideal location for exploring North Norfolk. The village of Warham is peaceful and the local pub is well worth a visit.

Good accommodation very comfortable and good location . Enclosed garden suitable for children or dogs. Two toilets very useful for the 5 guests the property Accommodates . Parking suitable for 2 cars . Local pub the Three horseshoe a served excellent food particularly the homemade pies . COVID friendly . Would definitely visit again

The location of this property was fantastic for visiting Wells, Holkham and Blakeney. Good pub in the village. There seems to be ongoing works at the house next door, the drive was left untidy.

Great location. Lots of characterful items around the cottage. Lots and lots of crockery. Not a lot of room in the kitchen for cooking... lack of work surface. Very squeaky bed. Lovely fresh bed linen. If you bring dogs the garden is escapable..not fully enclosed. Very cosy. Great wood burner.
